200 North Dearborn - Boiler Replacement

200 N Dearborn is a high-rise condominium building located in the heart of the Downtown Theater District. The 47-story building was built in 1989 and the heating and cooling plants servicing the 309 residential units was operating with original equipment beyond its life expectancy. The property management group, Lieberman Management Services, requested Cyclone advise the building on the best plan of action to replace the systems.

Cyclone studied the building systems and proposed first replacing the boilers and replacing the chillers in a subsequent budget year. Engineers from Cyclone created an RFP with a basis of design soliciting Design-Build Mechanical Contractors to bid on the replacement projects. Our team advised on the bid selection and ensured contractors had the complete scope included in their fee. Once approved by the Association, Cyclone served as the Owner’s Representative throughout construction coordinating details between the contractor and the building. Upon completion, Cyclone commissioned the systems ensuring high-efficiency operation.

Cyclone was able to leverage a limited time bonus from ComEd Smart Ideas incentive program, which provided 120,000 back to the association for the Chiller project. The Boiler replacement earned an incentive of $26,600 from People’s Gas. Both projects were delivered on time and under budget. The new equipment is estimated to save the Association $70,000 per year.
