One Mag Mile is a mixed-use, high-rise commercial and residential building located at the northern end of Chicago’s Magnificent Mile. The building has completed a variety of projects as part of its commitment to on-going energy management to increase net operating income, to attract tenants, and to differentiate itself from its peers through energy efficient operations. In 2012, Franklin Partners, LLC retained Cyclone Energy Group to provide energyPLAN services and to consult on energy management at One Mag Mile. Through energyPLAN, Cyclone and the building team: 1) Plan and execute capital and operational projects 2) Manage demand-side energy consumption 3) Benchmark energy consumption and adhere to local energy ordinances 4) Report on realized cost savings, trends, opportunities, and achievements. Through projects that included a cooling plant retrofit and lighting upgrades, Cyclone has worked with the building team to reduce their energy use by an estimated 834,000 kWh annually (11% energy savings) with a cost savings of $273,206. Additionally, Cyclone assisted the property to secure over $240,000 in utility incentives to reduce the payback of projects. One Mag Mile has also completed ComEd’s Retro-Commissioning program to identify additional energy saving opportunities. This project saved energy and costs over 465,000 kWh and $40,000 per year, with a payback of 0.9 years.
