70 West Madison is a fifty-seven-story office building in the heart of Chicago’s Loop. Designed by architects Skidmore, Owings & Merrill and built in 1981, the saw-tooth geometry provides nine corner offices on the high-rise and thirteen on the low-rise floors. The Hearn Company renovated the building in 2015-2017 which included full 32-cab elevator modernization, facade renovation, enhanced atrium entry and lobby on Madison Avenue, roof and HVAC replacements, common corridor upgrades, fitness center renovation and an exclusive mezzanine level “c-suite” tenant lounge. Cyclone was engaged in several of the renovation projects assisting with utility company incentives. In addition to the large capital upgrades such as the addition of a low-load chiller and building automation upgrade, retro-commissioning (RCx) was performed in 2017. RCx focuses on fixing and adjusting equipment rather than replacing it and identifies low-cost energy conservation measures with a cumulative payback of investment costs in 1.5 years or less. The benefits of these projects as well as their subscription to the energyPLAN program has yielded 748,586 kWh in energy savings and $71,349 in annual savings.
